New Cut Road Industrial Development
Spartanburg SCInvestment Status: Active
Treeline is developing a 90,000-square-foot flex industrial facility in Spartanburg, South Carolina — one of the Southeast’s fastest-growing logistics and manufacturing markets. Strategically located near the I-85 corridor and Inland Port Greer, the project is designed to accommodate up to seven tenants serving logistics, light manufacturing and e-commerce industries.
Construction is scheduled to begin in September 2026 with anticipated delivery in early 2027 and full stabilization projected by Q1 2028. The investment is structured as a five-year hold targeting a 21.2% leveraged IRR, a 2.3x equity multiple and a projected stabilized cash yield of 9.6%. Total project capitalization is approximately $15.5 million.
The offering includes a minimum investment of $250,000 and is backed by Treeline’s long-standing development and investment track record dating back to 1985.

The Yard – Phase 2 Industrial Development
Wilmington, NCInvestment Status: Active
Following renovation, lease-up and stabilization of The Yard, Phase 1, Treeline will develop a 30,000 SF indoor-outdoor storage (IOS) property on the same campus. Phase 1, a 115,000 SF, multi-tenant industrial building and laydown yard, is fully leased to seven tenants. Phase 2 will be a follow-on investment that will help meet local demand for IOS, with pro-forma rents reflecting what was achieved in Phase 1.
Construction is scheduled to begin in January 2027 with anticipated delivery in July 2027 and full stabilization projected by Q1 2028. The investment is structured as a five-year hold targeting a 19.2% leveraged IRR, a 2.1x equity multiple and a projected stabilized cash yield of 8.6%. Total project capitalization is approximately $7.625 million.
The offering includes a minimum investment of $250,000 and is backed by Treeline’s long-standing development and investment track record dating back to 1985.

Victory Crossing
Gaffney, SCInvestment Status: Closed
Victory Crossing is a 301,320 SF new facility for distribution or manufacturing. Located just off I-85 at Exit 96 in Cherokee County, Victory Crossing has a superior location midway between Charlotte, NC to the north and Greenville, SC to the south along the I-85 mega corridor. The new construction is a Class A rear load facility offering a modern, high-tech image, superior 36′ clear height for high cube users, and a double deep truck court providing excess trailer storage.
