Leasing Momentum Builds Across Treeline’s Wilmington Portfolio

Recent tenant commitments mark a major milestone in Treeline’s ongoing transformation of Wilmington into a hub for modern, flexible industrial space.

The Yard by Treeline continues to develop into one of Wilmington North Carolina’s premier industrial destinations, strategically positioned with direct access to the NC State Port, Wilmington International Airport, CSX Rail, and Interstate 40. Treeline acquired the 80-acre property in 2022 from OmniSource LLC and immediately set plans in motion to transform the site into a modern industrial park.

The first phase of development, a 115,000 SF building, has been completed and is nearing full occupancy, underscoring both Wilmington’s strong tenant demand and Treeline’s vision for the property.
Recent leasing updates include:

  • IMS USA LLC: 5,400 SF lease signed in March 2025. IMS is a leading distributor of CNC tool holders serving industries including stone, glass, wood, aluminum, plastic, and metal, and will utilize the site primarily as a warehouse and distribution center.
  • Staline Waterworks: 12,000 SF lease commencing January 1, 2026. A provider of specialized waterworks products and solutions, Staline will combine warehouse and operational functions within its space.

Additionally, at another one of Treeline’s Wilmington properties, The Exchange, leasing momentum continues:

  • Infrastructure Technology Services (ITS): 20,000 SF lease beginning January 1, 2025, for a mix of office and warehouse space. ITS provides specialized technology infrastructure solutions and will operate as a flex industrial user.

Together, these commitments highlight Treeline’s ability to attract a diverse mix of tenants across its North Carolina portfolio, ranging from advanced technology firms to specialized distributors.
