Treeline Ready to Break Ground on Additions

Treeline has completed state-of-the-art renovations of the existing 115,000 square-foot industrial property and all major site work for a planned addition to break ground shortly at The Yard at 2830 U.S. Highway 421 N in Wilmington, NC.
The Yard by Treeline is positioned in the heart of Wilmington’s booming market, offering convenient access to the NC State Port, Wilmington International Airport, CSX Rail, and Interstate 40. Treeline acquired the property in the Summer of 2022 from OmniSource LLC and immediately announced plans to develop a multi-million-dollar modern industrial park at the 80-acre site.
Justin Booth, Al Williams, and Austin Jackson of JLL, along with Steve Hall of Blue Coast Commercial, are the exclusive leasing agents for the property. Leasing is well underway at the revitalized property, with a substantial portion of the planned space already leased, and only a small fraction of existing indoor and outdoor storage space still available. Major tenants that have recently signed include Foundation Building Materials, the Salvation Army, and Harden Cement.
Treeline envisions an up to five-building industrial campus at the property. The existing, fully renovated Building 1 is fully leased. Plans for Building 2 include a pad site for up to 60,000 square feet with outside storage. Building 3 will feature a pad site for up to 40,000 square feet with outside storage; Building 4 a pad site for up to 200,000 SF with outside storage; and Building 5 a pad site for up to 100,000 SF with deepwater NC State Port access.
The Yard offers I-2 Heavy Industrial Zoning a concrete truck court with trailer parking, and up to 500 parking spaces. The site is particularly attractive not only because of the facility and tenant amenities implemented by Treeline throughout the redevelopment, but also because of its direct access to major highways and the availability of on-site rail service.
