Treeline is developing a 90,000-square-foot flex industrial facility in Spartanburg, South Carolina — one of the Southeast’s fastest-growing logistics and manufacturing markets. Strategically located near the I-85 corridor and Inland Port Greer, the project is designed to accommodate up to seven tenants serving logistics, light manufacturing and e-commerce industries.
Construction is scheduled to begin in September 2026 with anticipated delivery in early 2027 and full stabilization projected by Q1 2028. The investment is structured as a five-year hold targeting a 21.2% leveraged IRR, a 2.3x equity multiple and a projected stabilized cash yield of 9.6%. Total project capitalization is approximately $15.5 million.
The offering includes a minimum investment of $250,000 and is backed by Treeline’s long-standing development and investment track record dating back to 1985.
